HEATING PLANT REPLACEMENT
Apartments, Condos, Commercial Buildings
Renew building assets, improve comfort, save fuel costs

A heating plant is like a car...it won't last forever no matter how much patching and fixing you do.  At 25 years old, the major pieces of a commercial heating plant are at the end of the expected life.  Maintenance and fuel costs increase every year.

Time to Replace ?

The decision to replace should be rationally based on future operating costs, capital required, and life expectancy of both the existing plant and replacement options.  With a bit of background information, and at no cost, we will compare the energy consumption of your building(s) with our large database, and let you know where you stand.

What Will it Cost ?

Use our online costing tool to estimate the price and investment return on a high-quality, high-efficiency replacement heating plant.   It's quick, easy, and you don't have to provide personal information.  If those numbers look reasonable, contact us for a free life-cycle costing analysis for your buildings(s).

And remember, we don't sell boilers, pumps, or any kind of equipment.  Our advice is completely impartial and is based on over 300 multi-family building heating plant replacements, serving over 40,000 suites, in the past 15 years.  We know what's on the market and we know what works and what doesn't.  Completely independent of contractors and vendors, we advise our clients as if we owned the buildings ourselves.

For those projects that make sense, there are several benefits other than the return on capital invested.

  • Modern heating equipment is easier to operate and maintain, and is much more energy efficient than the existing systems in most apartment and condominium buildings.
  • Modern controls with a web interface will help the superintendent keep the building running smoothly.
  • You can fix problems at the same time: capacity, tenant comfort, code compliance, asbestos, operating headaches.  Government and utilities will provide grants to help pay for your renewal project.
  • And of course energy savings will pay back your investment, typically in under seven years, leaving many years to enjoy the lower operating costs.

Why Hire an Engineer ?

In the new construction market, building permits are required, which leads to a legal requirement for qualified professional engineers to stamp mechanical and electrical drawings.  In the retrofit market, the work is usually considered repair or replacement, so a permit is usually not needed.  That gives building owners the option of avoiding engineers altogether and dealing directly with suppliers and contractors.  We think this is a bad idea, for a number of reasons:
  • Building owners need advice they can trust
  • Building owners need representation in the market
  • It's not expensive
  • Contractors don't represent the building owner
  • Simple replacements create problems
  • A tender process (true market competition) saves money
  • Right-sizing saves overall cost
  • When energy costs are cut, building value goes up
  • Professional liability insurance gives you peace of mind
Our Job

Replacing the heating plant in an operating building, with incomplete or missing drawings, and without disrupting essential services, is a complex undertaking.  We earn a living as your representatives, advisors, and technical specialists.  We ensure that you get the best value in the market, that you are involved in the important decisions without being buried in the detail, and that the project proceeds safely and concludes successfully.  This is what we do:
  • Assess your existing equipment
  • Evaluate the energy saving opportunities
  • Find the best approach in each building
  • Structure a master plan to maximize subsidies and ROI
  • Handle government applications and reporting
  • Design replacement systems
  • Manage construction
  • Commission the control system to verify correct operation
  • Monitor the energy savings results for the first year

We have the people and systems to take care of the complexity and save you money.  Send us an email to discuss your situation.
